What do you think will sell this Glenview Home?

I think I know the answer – but I’m curious in yours.  Here’s the situation:

This is a .7 acre retreat in Glen Oak Acres (East Glenview).  Built in 1950, the ranch has been recently remodeled with a master wing I’ve rarely seen before (own hallway, his/her walk ins, huge bath & 180 degree views of coy pond & wooded lot.) Plus 3 bedrooms, 2 with it’s own private bath, an office & dramatic entranceway.  4200 sq feet, all for just over 1 million $$ – a steal in GOA & East Glenview.

But…It’s been on the market for years & so far, no takers.  Now it’s my job to fix that.  Here’s the plan:

1. We are fixing all potential challenges from previous feedback by decluttering/re-assigning space/staging/over all, creating a new look and feel inside.

2. Rendering a new kitchen build out & design

3. Focusing on the value in the land alone – this neighborhood is going for 600k+ for a regular lot!  Plus, the neighborhood is one of the most desirable in East Glenview.
